OPPORTUNITY TO RE-IMAGINE THE AREA
This is an opportunity to restore and upgrade the existing hotel building and bring it back as a bespoke, high-quality hotel, supporting local economic activity. The proposals prioritise accessibility, including improved approaches, wheelchair-friendly access and accessible rooms to modern standards.
The design has been refined to reduce impact: heavy detailing around the original building is removed; the glazed linking element is lowered and simplified; and the main rear/side extension is reduced in height, with the closest element to neighbours lowered further. The rear elevation is simplified by removing bays and render/stucco features, and roof tiles are changed to slate.
Overall, the refurbishment aims to return the building’s appearance and quality, while enhancing the surrounding conservation-area townscape.

The site sits within the locally valued historic townscape, with the Sheen Road Conservation Area designated in 1977 nearby.
